 Initial Assessment  

An initial assessment is a very basic review of the property to determine whether requirements will be cosmetic with minor or major investment. This initial assessment does not give a diagnosis, rather an overall guide to evaluate whether work will be required.  No information is given as to remedies for problem areas.   This gives the client a chance to get to know us and make a more informed decision of whether or not they wish to proceed.    

Verbal Consultation    

After an informal chat to find out a bit about the client and the house, we begin with an cursory walk-through to obtain a general overview of the property before making any recommendations.   Then together with the client, we begin at the front of the house, taking a more deliberate room by room walk through supplying a verbal diagnosis and offering recommendations and advice, regrouping at the end to summarise everything.    Although  notes and photos will be taken through out the process, no paperwork is left with you.  It is recommended you take notes of the comments as we go from room to room to remind you of any points.  

E Reports  

This service is for clients who do not have time for home visits. By emailing photos of a room that requires assistance, an  assessment of your property is made. You are forwarded a diagnosis of problem areas and a prescription to rectify them.  There would be suggestions given for walls, flooring, furniture and accessories and a breakdown of expected costs, although this will not be as detailed as a Full Written Report due to the disadvantages of not being able to inspect the rooms in detail.  (Responsibility will not be taken for problem areas that are not detailed in the photographs).   

Full Written Report

This is for clients who wish to do the work themselves or hire in contractors. We can also carry out a written report for people who wish to use our Management Service to give a detailed breakdown.  Part of the cost would then be deducted from any additional service used.  By speaking to the client we gain information about the property and how it is used.  We then take a quick walk-through the property to get a feel for the flow of the house. Working through each room alone we start at the front entrance, making notes and taking photos of each room, details of furniture, colours, layouts, accessories, etc.  Everything is then taken away to compile a full written report.  The report contains room-by-room diagnosis for the property, with a prescription to rectify any problem areas.  There would be suggestions given for walls, flooring, furniture and accessories and an estimated breakdown of expected costs, which can including those of contractors if required.          

Complete Management Service

This is for clients who would like us to fully manage the whole process.  During the initial visit (as in the Advisory Service) we fully assess your requirements. We instruct and liase with all third party contractors if used (to be paid direct by the client), and purchase any necessary items of furniture or accessories required.  Once everything is ready, we help with clearing any clutter, arrange all the furniture and ‘staging’ the property.  We then review all marketing details and amend as necessary, taking new photos of whole house, liase with the estate agent to organise new viewings after works are complete and, if required, be at the home ready for the viewings.
